Your home deserves a number you can defend.

I price with real comparables, properly prepare the property, and market it to buyers who are actually shopping, then walk you through every offer line by line.

For sellers

Three things that decide what you net

Most listings don't underperform because of the market. They underperform because the price was a guess, the house wasn't ready, or the marketing reached the wrong people.

  1. 01

    Pricing from the numbers

Once we're working together, I build your pricing from recent comparable sales, current competing inventory and days-on-market trends in your specific neighborhood, not an algorithm-generated estimate. You see every comparable I use and why it applies.

  2. 02

A preparation plan worth the spend

We go room by room and separate what genuinely returns money at resale from what doesn't. Repairs, paint, landscaping and staging are ranked by likely return, so you spend where it counts and skip the rest.

  3. 03

    Marketing built for real buyers

Professional photography, a property story that highlights what buyers in your price band actually want, and distribution across the MLS, syndication portals and paid social. Every channel is measured, not sprayed.

For buyers

Finding the right home, not just the next listing

The right home is the one that fits your life and your budget five years from now, not the one with the best photos this weekend. My job is to narrow the field fast, spot problems early and make sure you pay a price you can defend.

  1. 01

    Start with a plan

We sit down first and get specific: must-haves, deal-breakers, commute, budget and timeline. We sign a buyer representation agreement that spells out what I do for you and how I'm paid, and I can refer you to lenders so you shop with a pre-approval in hand.

  2. 02

    A search built around you

I set up MLS searches tuned to your criteria in Ukiah and across Mendocino County, so new listings reach you as they hit the market. Through the RE/MAX network, I also hear about homes before they're widely advertised, where sellers allow it.

  3. 03

Tours with a second set of eyes

I walk each home with a checklist: roof, foundation, systems, drainage, HOA rules and costs, and hazard-zone disclosures. You'll know what a house will likely need before you fall in love with it.

  4. 04

    Offers from the numbers

When you find the one, I pull recent comparable sales so your offer is grounded in the market, not emotion. Then I negotiate terms, inspections and repairs, and manage every deadline through closing.

Buying as an investment? I'll run rent comparables, expenses and cash-flow estimates on every property you're considering, so you compare deals on returns, not asking price.

Why Ukiah

How much further does your housing dollar go here?

A lot of the buyers I talk to ask the same question: can I get more home, more land and more peace of mind outside the Bay Area, without leaving Northern California? For many of them, Ukiah deserves a hard look. Here is the reasoning, with the numbers.

$457K

Ukiah median sale price, all home types, 3 months ending Aug 2026

$1.58M

San Francisco, 3 months ending Sep 2026

$1.35M

San Jose, 3 months ending Sep 2026

$773K

Oakland, 3 months ending Sep 2026

Redfin city medians. The Bay Area region as a whole posted a median of about $1.33 million for existing single-family homes in September 2026 (Redfin, C.A.R.). Citywide medians cover slightly different periods and are not comparisons of identical homes.

  1. 01

    Calmer prices, calmer process

Ukiah's market moves at a walk: homes here typically spend about two months on the market and sell close to list price, so you have time to think, inspect and negotiate. In San Francisco, the median home sells in about two and a half weeks (Redfin).

  2. 02

    Redwoods, vineyards, lake and river

Ukiah sits where the redwoods meet the vineyards (Visit Ukiah). Lake Mendocino lies just northwest of town with kayaking and fishing, the Russian River runs through the valley, and Cow Mountain Recreation Area puts roughly 52,000 acres of public land east of town, from hiking and biking country to an off-highway vehicle area (BLM). The ancient redwoods of Montgomery Woods are a short drive west (Visit Mendocino).

  3. 03

    A healthier everyday pace

The Ukiah Farmers Market, the largest in Mendocino County, runs every Saturday morning year-round downtown at Alex Thomas Plaza (Visit Ukiah). The average commute here is about 19 minutes, versus nearly 29 statewide, and Adventist Health Ukiah Valley provides emergency care, heart and vascular care, orthopedics, maternity and primary care in town (Census Reporter, Adventist Health).

  4. 04

A practical place to retire or downsize

About one in five Ukiah residents is 65 or older (U.S. Census). Mendocino County's base property tax rate is 1% of assessed value, plus local debt-service levies, under Proposition 13 (Mendocino County). For Bay Area owners weighing a downsize, the spread between a Bay Area sale price and a Ukiah purchase price is often the heart of the decision, and it deserves real math, not a guess.

A market that rewards careful renovation analysis. Mendocino County's housing stock has a reported median construction year of 1977 (Stacker/KESQ), and a Caltrans report recorded an average of 183 residential units started annually in the county during 2017 to 2022 (Caltrans). For any given property, the useful questions are concrete: what does it really need, what will the work cost, what will it rent or resell for, and could an accessory dwelling unit work on the site under current rules? If you remodel homes as an investment, an older housing stock, a mid-$400,000s entry price and a slower market with room to negotiate make Ukiah worth a careful look. I run those numbers with you on each property before anyone commits.

The honest trade-offs. Ukiah sits on Highway 101 north of the Bay Area, so it fits remote workers, retirees, investors and people whose life no longer requires a daily commute. Parts of Mendocino County carry wildfire hazard designations on CAL FIRE's updated maps, so I check the hazard zone, defensible space and insurance considerations for every property a client considers. It is a small market, and the latest three-month reading was down about 7% year over year, so purchases deserve careful underwriting. My view: those facts are not deal-breakers, they are the homework.

Thinking about a move to Ukiah or Mendocino County? Start with a conversation. We'll walk through your budget, your timeline and what you want your life here to look like, and decide together whether the numbers work for you.

About

Perry Anderson, REALTOR®

I spent most of my career building and running businesses in product development, e-commerce, and marketing, while investing in residential real estate across Arizona, Oregon and California. That combination shapes how I work a listing.

Owning rentals taught me to read a property as an asset: what it earns, what it costs, what a buyer will actually pay and why. Running companies taught me that marketing only matters if it's measured. Sellers get both: a defensible price and a plan I can show you on paper.

I work with RE/MAX Gold, serving buyers and sellers in Ukiah and throughout Mendocino County. I also write and teach California-specific real estate education for homeowners and investors, because an informed client makes better decisions than a persuaded one.

Let's talk

Start with a conversation

Send me a little about what you're planning and I'll reach out to set up a time to meet. For sellers, that means walking the property together so I can see what a screen can't. For buyers, it means understanding your criteria, your financing and your timeline before we start touring.

A written comparative market analysis is prepared once we've met and signed a listing agreement. Buyers receive the same depth of market work after signing a buyer representation agreement. That's how our brokerage works: the paperwork comes before the analysis. And honestly, a number produced without seeing the property isn't worth much anyway.

I respond to every request within one business day.
